   Why Zillow Estimates Are Somewhat Worthless
 
DO OPEN HOUSES GIVE THE SELLERS FALSE HOPE?
   1.  Technology is making Open Houses almost obsolete.
    2.  Real Estate photography of a home online is now outstanding including the mapping,
         neighborhood, aerial views, and nearby amenities.
    3.  Some agents insist on Open Houses to prospect for their own personal business.
    4.  Serious buyers are working with Buyer Agents scheduling private showings of homes
         that interest them.  These buyers will not wait for Open Houses.
    5.  Of importance are the number of private showings by Buyer Agents and not 
         the number of Open House visitors.
    6.  How will sellers know their visitors are financially qualified and ready to buy.
    7.  And yet, sellers believe their real estate agents that Open Houses are necessary,
         they are not.
    8.  Will Sellers be lead to believe that this Sunday or the next Sunday is “the day”.
    8.  Open Houses may even be a security risk with anybody having access to the home.
    9.  In this digital age, an Open House is mostly an archaic form of marketing and may
         present a seller with false hope of a sale.
