We all love a good yard sale…not the ” clean out the garage kind”, but a good estate sale, like when someone retires and is moving away… the kind of estate sale when the furniture, kitchen items and curios no longer serve a purpose to the original owner, but the property offers a new season of usefulness to a new owner, who is clever enough to recognize the potential.
Many houses in the Boulder and surrounding communities have untapped potential for new owners. Originally, they featured just the right design to serve the original owner’s need and purpose, but now outgrown, they are the homes that may be perfect for another’s ideal living situation. Since housing prices have rebounded so enthusiastically over the previous years, those sellers who in the past have considered making a move may find that now is a great time to move forward with those plans.
Buyers seem not to be discouraged by home price increases…quite the opposite has proven true. Mortgage rates that remain at or less than 4.25% per annum for a 30 Year Fixed Rate Loan (Loan Origination Fee: 0; Discount Points: 0), mixed with easier loan term packages, have attracted many buyers to venture into the marketplace with high hopes of finding a new place to call home.
These kinds of stable equity gains for the present seller and beneficial loan terms for the new buyer are the results of a flourishing market. Discovering the secret to unblocking the low inventory in today’s market may be somewhat hidden in those estate sales, ensuring fresh seasons of potential to clever new owners. Although, more “For Sale” signs planted on front yards are needed now to more easily meet future buyer demand.GOOGLE will start construction on a three-building campus that eventually could be home for 1,500 employees. Scheduled to open January 2017…located southwest of Pearl Street and 30th Street.
