CONDO vs PUD Definitions
A condominium can be one or multiple stories. Each unit is individually owned and each owner receives a deed to their purchased unit. Each owner has a right to sell, mortgage, etc. their unit. That ownership consists of everything within the walls of the unit, including all amenities that are fastened to the ceiling, walls, and floors; however, NOT the land beneath the unit. The land on which the condominiums are located is owned in common by all the homeowners within the condominium development.
Everything outside the walls such as hallways, lobbies, exercise rooms, laundry, clubhouse and pools, etc. is shared and owned by all homeowners. Condominium owners pay dues that cover exterior repairs, as well as the maintenance of the common grounds and landscaping.
PUD (Planned Unit Development) is a type of residential development where the homes are usually grouped together on lots that are smaller than usual and where there are spacious and open park-like areas within the development. Ownership is fee simple which is similar to the ownership of most other residential homes that most people are familiar.
Like a condominium, a PUD is operated by a homeowner’s association (HOA) to which every homeowner contributes monthly or quarterly fees based on their percentage of ownership in the overall project. In a PUD development the owners pay for their own exterior repairs and insurance.
