APRIL 2016 MARKET UPDATE BOULDER CO REAL ESTATE

Overall sales activity for single family detached homes in various Boulder Valley
Communities, courtesy of IRES – the Northern Colorado Multiple Listing Service (MLS)…
1st Quarter 2016.
Factually, we did not see any sustained major depreciation for any period tracing back
to 1978 in Boulder County. Most of our periods of strong appreciation seemed to have
lasted about 48 months, or so. The appreciation rates we are presently seeing match
closely the appreciation we saw from 1978-1982, 1990-1994, and 1997-2001. All three
of these 48 month periods saw an appreciation increase between 51.8% to 54.1%. And…
very interestingly, our present period of appreciation started in 2013 and thus far, values
have increased about 32.9%. So before this present cycle of appreciation ends, one might
surmise that we can still expect about 19% to 20% more appreciation in home values into
Spring 2017. At that time we probably will not see depreciation but rather a lessening
in the rate of appreciation.
