ABSORPTION RATE
Simply explained…the rate at which a market absorbs or eliminates inventory.
Unknown to the public, the Days On Market (DOM) from the local MLS Systems
are usually not accurate.
Why…because the MLS calculates the average DOM as the average days
on the market for the listings that have actually sold. What it leaves out of its
calculations altogether are homes that were withdrawn, listings that expired,
listings withdrawn for a day and then relisted to restart the clock, or those
that were never placed in the MLS until they sold (like new construction).
