Many of you have asked me to provide a chart that would compare Average Sales Price
to Median Sales Price for the first half (six months) of 2016, so…below is an overview
of sales activity for single family detached homes in various Boulder Valley areas,
courtesy of IRES – Northern Colorado MLS. Of special note is the Average Sales Price
in Boulder at $1,015,134 and Niwot at $1,068,270.

So…for whatever it’s worth…my humor…sort of…

Almost all real estate brokers have stories about the buyer who was very particular about
what they wanted in their new home, then bought almost the exact opposite. Demand
for homes remains high, interest rates are low (3.625% per annum), and home prices
have risen in most front range locations. Homeowners who might otherwise have“moved up”
are not seeing affordable homes available to them which leads to a cycle of low inventory.
To be a well informed buyer…
Ask your real estate broker to obtain from the seller a copy of the home’s CLUE report…
this report lists in detail all the insurance claims filed against the home during
the previous five to seven years. CLUE (Comprehensive Loss Underwriting Exchange).
