SO…LET’S CHAT ABOUT YOUR PAST APPRAISALS QUESTIONS.
1. Does the appraiser know the sales price in a contract prior to the appraisal? Yes.
2. Will the appraised price depend on whether the appraiser is being paid by the seller
or buyer? Supposedly not…however.
3. Is there is a specific formula used? No. Factors include most recent “sold”
comparable properties, location, size, style, quality of construction, overall condition,
land, proximity to local facilities, and price per square foot analysis.
4. Is an appraisal similar to a home inspection? Not really, except both appraiser
and home inspector do look at condition.
5. What happens if the appraised price is higher than the contract price? Could be
good news for the buyer since the buyer is paying for the appraisal. The report
does not need to be shared with the Seller or Seller’s Broker.

BAD NEWS FOR BOULDER COUNTY (from the Denver Business Journal…Feb 14, 2017)
Colorado Attorney General Cynthia Coffman followed through with her threat to sue
Boulder County over its years-long ban on accepting oil and gas permit applications.
Coffman sent a letter to Boulder County officials in late January saying she couldn’t
“turn a blind eye” to the county’s “continued moratorium on new and gas development.”
